The Role

The Site Manager is a full-time, on-site role based in Tampa, FL, responsible for the day-to-day operations of a multi-site portfolio of residential communities. This role oversees property maintenance, building safety, and cleanliness, coordinates with vendors and service providers, and ensures units and common areas are kept in good condition. The Site Manager responds to resident inquiries and service requests, supports lease compliance, assists with move-ins and move-outs, and helps implement community policies and procedures. The position also involves basic administrative tasks such as record keeping, reporting property issues, monitoring expenses, and communicating regularly with the central management team. The Site Manager is expected to maintain a visible presence on the properties, support a positive resident experience, and promptly address operational or safety concerns.

Property Operations

  • Work with the Executive Property Manager in overseeing a diverse portfolio of approximately 10-25 small apartment sites
  • Perform interior and exterior property inspections
  • Oversee day-to-day maintenance operations and order supplies
  • Perform any other tasks as directed by management

Leasing & Operations

  • Train and oversee the leasing team and the leasing process
  • Conduct tours, facilitate move-ins, and prepare lease renewals
  • Process applications and oversee lease signing
  • Support lease compliance and community policies and procedures

Marketing & Leasing

  • Handle marketing tasks, including installing and removing leasing signs
  • Assist with unit staging
  • Audit property listings and photos
  • Support effective leasing and property presentation

Resident Services

  • Provide ongoing customer service and troubleshoot tenant issues
  • Respond promptly to resident inquiries and service requests
  • Prepare and deliver notices to tenants
  • Support a positive resident experience

Delinquencies & Compliance

  • Manage delinquencies
  • Audit charges and collections
  • File evictions
  • Maintain excellent administrative records and tenant files

Maintenance & Vendors

  • Coordinate with vendors and service providers
  • Oversee maintenance operations and property supplies
  • Ensure units and common areas remain in good condition
  • Promptly address operational or safety concerns
What We’re Looking For
Minimum 3 years of experience in non-HOA Property Management
AppFolio proficiency strongly preferred; experience with similar property management software acceptable
Ability to work independently on-site and manage time without direct supervision
Strong organizational skills to manage priorities across 10–20 property locations
Excellent communication and customer service skills for working with residents and vendors
Positive attitude with the ability to lead, train, and support a leasing team
High attention to detail in handling lease documentation, records, and financial charges
Excellent computer literacy skills, written communication, and proficiency in Excel
Fluency in Spanish is preferred
