The Role

The Leasing Agent is the front line of leasing across our Pinellas portfolio. Your job is to turn inquiries into signed leases, keep occupancy at or above target, and make every prospect feel like Palm is the easiest place to rent from. You’ll work closely with your Onsite Manager and the Property Management team, spending roughly 75% of your time in the field and 25% in the office.

Location Onsite – Tampa, FL (Field-based across Pinellas portfolio)
Schedule Full-Time, 40 hours/week
Pay Rate $17.00 – $20.00 per hour
Travel Required across 10–20 property sites

Lead Response

  • Respond to guest cards, calls, texts, and emails within posted response-time standards
  • Pre-screen prospects by phone before scheduling tours
  • Follow up with every prospect through the pipeline

Property Tours

  • Tour units in person across the Pinellas portfolio
  • Present properties and available units professionally
  • Make every prospect feel welcomed and supported

Applications

  • Collect and review applications
  • Review supporting documentation
  • Submit completed applications for manager approval

Leasing Pipeline

  • Maintain accurate notes, stages, and contact records in AppFolio
  • Track prospects until they lease, decline, or go dark
  • Hit weekly activity and conversion targets

Move-In Support

  • Support move-in coordination
  • Assist with lease signing
  • Help ensure a smooth transition from prospect to resident

Team Coordination

  • Coordinate with Property Managers on unit readiness
  • Communicate regarding pricing and concessions
  • Work closely with the Onsite Manager and Property Management team
Qualifications & Requirements
1+ year in leasing, hospitality, retail sales, or another customer-facing role
Comfortable on the phone and able to quickly connect with digital leads
Working knowledge of Fair Housing law; ongoing training provided
Strong written communication skills
AppFolio experience preferred; comparable software such as Yardi, Entrata, RealPage, or Rent Manager acceptable
Reliable vehicle, valid driver’s license, clean motor vehicle record, and proof of insurance
Bilingual English/Spanish strongly preferred
High school diploma or equivalent
Compensation & Working Conditions
$17–$20
Competitive hourly pay based on experience
Full-time position with approximately 75% field-based work and 25% office-based work.
40 hours per week
Occasional evenings and weekends during peak leasing windows
Daily travel between properties across the Pinellas portfolio
Tampa office presence on designated administrative days
